Signing a lease is one of the most critical parts of renting a home. There are many things that tenants need to consider before signing a contract for any property. If you are looking to find a property to rent, the following tips will serve as your best guide before signing a lease.

Inspect the property

It is essential to inspect the property in which you are going to live for the next year or more. Most rental properties do not come furnished as shown in pictures in an advertisement. As well as this, you cannot see any damages, or problems a property may have via photos so, it is imperative to inspect the apartment and check all the facilities before signing a lease.

Check the damages

Sometimes, things are damaged in rental properties by the previous tenants. You should inform the landlord or property manager after inspecting the property about such things. Anything found damaged while you live in the apartment is going be your responsibility. Sometimes, the renovation of rental properties is essential to make them good for living in.

Research about the landlord

You and your landlord are going to sign an agreement and follow the terms and conditions stipulated in the contract. You need to ensure that your landlord is a gentle person with a savory reputation. You can ask previous tenants or neighbours to ensure that you don’t encounter any troubles while you live in his/her property.

Meet the neighbours

Getting the right property is not enough; you should research the community in which you and your family will be living in too. Your neighbours should be friendly and helpful so make sure you like the energy of the community.

Read the lease before signing

We cannot emphasise this enough; make sure you read each word of the contract before you sign it to avoid any misunderstandings or troubles in the futuree. This will ensure you know what things you are allowed to do in your property.  Also, you come to know the exact amount of rent and any increases you are going to pay after a year.

Ask for details in the lease

If you feel like something is missing in the contract or misprinted that needs to be clarified, ask your landlord or property manager for an updated version of the lease. Anything that is not clear in the lease can lead to misunderstandings and complications in the future.

Ask questions

You should ask some important questions before signing the lease agreement. Ask the questions about what you are allowed to do while living in the property. For example, you can ask questions like whether you can paint, keep pets or sublet a room, etc.

Arrange finances

It is essential to arrange your funds before signing a lease. Make sure you have at least one month rent and the bond payment in hand as you will be required to pay the amount in advance.

Important documents

In addition to the lease, you will need do additional paperwork to complete the process. You should get your proof of identity, address and the filled in application ready to finish the leasing process in time.

Important documents

You should request a copy of the signed lease agreement so that you can produce it when required. In case anything goes wrong while living in the property, you will need to present a copy of the lease agreement for any legal proceedings. Without a copy of the lease, it would be difficult to take any legal action.

This was recently sold to Made Group. Real estate has always been in his blood and it was a natural fit to start Bricks + Agent given the amount of insight he has into the industry as a whole. Having seen how all different forms of traditional marketing was used to the direction that it is now heading today, we think we have come up with a truly unique proposition that fits into the current state of the property maintenance market.
