5 Top Tips To Make Your Tenants Feel At Home

Almost all landlords like to have long-term tenants at their properties. It isn’t really surprising as it saves them the hassle of looking for new tenants each time. Since that might take months, they also end up saving on lost rent and significant agent fees. A tenant who feels comfortable in a property is unlikely to move out. This is why landlords have been going that extra mile for making them feel at home. So if you are searching for innovative ways to make that happen, you’ve probably landed at the right place.

Here's 5 ways you can make your tenants feel at home:

 

1. Respond to complaints promptly

Your tenants will often run into some unprecedented issues at the property. It could be anything from water leakage to the heating equipment breaking. When these things happen, you should be quick to respond to  such complaints. This is just another way of letting your tenants know that you care for them. Once the tenants feel that they are your priority, they are likely to extend their stay at your property.

 

2. Respect their privacy

Call all the friends you know who are renting an apartment and ask them what bugs them the most about their landlord. It will undoubtedly be their landlords visiting them without notice. We get that it is your house, but it is also your tenant’s home. Visiting them unannounced will never make you feel welcomed, and you should limit your visits to 2-3 times a year.

 

3. Keep up with maintenance

Hear this! Your tenants are probably putting in extra hours at work to be able to buy their own house one day. As they start progressing in life, they might even start looking for a ‘better’ place to rent. It is your job to maintain the property so that they are proud to call it their home. Small things like fixing the broken lamp in the yard can reinforce trust with the tenants.

 

4. Extra incentives for long-term tenants

If your tenants have been living at your property long enough, it might be a good idea to offer some incentives. You might want to skip the annual rent increment every couple of years. In fact, go an extra mile and let them repaint the wall in their kid’s room or redo the lawn.

 

5. Be there for them

You can start showering love at your tenants the day they move in. A bottle of wine or a small fruit basket can go a long way. We even recommend leaving them a little Gift Box. The box could contain addresses and contact numbers of dry cleaners, mechanics, etc. You could also put some discount coupons in there that they could avail at the nearest store. And also, it is a good practice to send them a holiday card, thus treating them like your friends.

These small gestures will enable you to bond with the tenants and make them feel at home. Once you ‘spoil’ them with all the love, they are unlikely to go elsewhere.
