8 Awesome Ideas to Improve the Curb Appeal of Your Rental Property for a Great ROI

 curb

First impression counts a lot! Barbara Corcoran famously said that home buyers make the final decision in the first 8 seconds on the property. So, to make your clients fall in love with your property and give the highest possible value for the same, pay attention to its curb appeal.

Check out these simple and low-cost ideas to improve the curb appeal of your rental property and earn a great return on investment (ROI).

Landscaping

Simply pulling off the dead grass and weeds in the garden won’t help. You need to find a professional landscaper to landscape your lawn and garden. Landscaping helps increase the resale value of a home by 14% and speeds up the process by six weeks.

Upgrade the front door

The entryway to any house matters a lot. It can make or break your ROI. One way to make the entry of your property inviting is to upgrade the front door. No need to replace the door! Only a fresh coat of paint will do the trick. Just follow the colour psychology. Blue adds tranquillity, while natural wood tones make the place look calming and earthy. Don’t use dark colours as they make a home feel uninviting.

Revamp the porch

Every square foot matters for property managers, realtors as well as potential buyers. People hardly use the porch. Or you can say they don’t know how to use this area. So, show them how to make the most of the porches in their houses. Put seasonal décor, furniture or planters to revamp the porch and make it appealing to the potential tenants.

Upgrade the house number

This cheapest upgrade to your rental property may bring you huge benefits. Replace those boring number plates with something noteworthy. Home occupants will love it and passersby too!

Clean the exterior

Washed the driveway and you think you’re done? Well, no! Every building bears the tipping hot temperatures during summer and freezing cold of snow, plus dirt and mud during rains. All these take place on windows, doors, gutter, siding, bricks, roof and every outdoor element! So, make sure you clean off the exterior of your home to enhance its appeal. It will not only get you a great ROI but also grow your rent roll.

Install flower boxes

If you think that your property lacks colours, adding flower boxes will be great! Install beautiful flower boxes on the front porch railing and below the windows. Window boxes come cheaper. You can even DIY them. Make sure you maintain the flowers to add curb appeal to your property truly. Alternatively, buy some container gardens in pots and place them on the front steps or porch.

Upgrade the fence

Choosing the right fencing can drastically improve the curb appeal of any property. For a contemporary feel, use horizontal slat fencing. To achieve a traditional look, opt for vertical white pockets or cedar fencing.

Hire garbage bins

Don’t leave those unpleasant recycling and trash cans on the side of your garage. Instead, hide them away using a small storage shed.

Stepping out of the industry four years ago and moving interstate to expand a frozen yoghurt chain that has gone from 1 to 4 stores in the time he has been involved. This was recently sold to Made Group. Real estate has always been in his blood and it was a natural fit to start Bricks + Agent given the amount of insight he has into the industry as a whole. Having seen how all different forms of traditional marketing was used to the direction that it is now heading today, we think we have come up with a truly unique proposition that fits into the current state of the property maintenance market.
