Tips for Finding a Great Landlord

 find-a-landlord

Finding a great landlord is not an easy task as you need to consider plenty of things while looking for a new landlord. You might have noticed that it’s relatively easy to find a lot of good apartments, but landing a top landlord can seem just out of reach. The experts at Bricks+Agent have put together their top 5 tips for a landlord search that’ll help you discover honest and nice landlords that you can depend on.

Look for flexibility

It's always best to find a great landlord that can work around real-life obstacles and offers you maximum flexibility. However, flexibility doesn’t mean that you can pay your rent late. Having a flexible landlord can help you in the event of an emergency like hospitalisation.

Choose the best landlord insurance

Find a landlord that gives you the freedom to choose a good landlord insurance policy that can give you added security of having safe rental income. There are insurance policies like Liberty Mutual Insurance and MetLife that are best for inflation protection and condo owners respectively. You can look for the best landlord insurance policies online as per your preferences.

Look for transparency

Though your landlord should be honest, if they are also transparent that is even more desirable. Complete transparency is going to help you in being upfront about the details of a rental property, maintenance and repairs. Get clear on the per unit charges of the utility bills as some landlords may charge you higher than others. Many landlords advertise low rate of utility units to attract tenants only to increase the price after a tenant starts living in their property.

Look for promptness

Every landlord needs promptness on your part, particularly when concerned with payment, repairs and maintenance or lease renewals. Find a landlord that commits to an expected time frame for addressing concerns such as flooding, noise, safety, etc. What is their plan of action when deciding on your new rented apartment or home?

Find a helpful landlord

Not all landlords are helpful, but some of them are generous and ready to help you in times of need. Look for a landlord that is customer focused, and prepared to help tenants. You will need their cooperation while drawing up a rental agreement, looking for local services, repairs and maintenance and many other things. You may need their help in situations like applying for a new LPG connection or opening a new bank account.

Finding a great landlord is difficult, however, by using this helpful guide you can find the perfect landlord for you and your family. It is essential to conduct an inspection of the property of the landlord with whom you are going to finalise the deal.

Rafael Niesten

Written by Rafael Niesten

In his early 20s, Perth local Rafael Niesten, won a scholarship to study in Canada, with that came the opportunity to volunteer at a local radio station. That spawned his entrepreneurial streak, returning to Perth in 2001 he set up community radio Groove FM. More by luck than design, they became successful, too successful as they took a significant chunk of the Perth Market. This sent up the red flag with his commercial competitors who saw to it that he came before the Australian Broadcasting Authority and on technicalities such as the number of volunteers he was forced to move on. He received the citizen of the year award for Western Australia (youth) and was a finalist in the Australian of the year awards (Youth). Falling on his sword he turned to running small and large scale events, all the while buying, renovating and selling properties. Buying and selling land and renovated houses provided a grounding in the property industry. He founded a cloud based medical grade voice recognition company, followed by co founding the first true cloud application for private practice in the health sector. He successfully exited these ventures at the end of 2016 and began building Bricks+Agent.
